MAPIC 2026 in Cannes: Stay 12 Minutes from the Palais des Festivals

MAPIC 2026 takes place on Tuesday 3 and Wednesday 4 November 2026 at the Palais des Festivals et des Congrès in Cannes, 1 boulevard de la Croisette. Our hotel, at 12 rue Teisseire, is 880 metres from the Palais, a 12-minute walk, and 6 minutes from Cannes train station. Here is everything you need to plan these two days without wasting time between your room and the show floor.

When and where is MAPIC 2026?

The show runs on 3 and 4 November 2026, from 9am to 7pm, at the Palais des Festivals et des Congrès in Cannes. MAPIC is the international retail property and leasing market. Retailers, property developers and shopping centre owners come here to find locations and partners. For this edition, the Palais expects around 4,000 participants from 75 countries, 160 exhibitors and more than 1,800 retail brands presenting their projects. Entry is by accreditation only, to be requested from the organisers. Your badge can be printed 15 days before the show, which saves you queuing at the entrance.

MAPIC in two days: what does it change?

Everything happens in a shorter format. In 2024, the show still lasted four days, from 25 to 28 November, and according to the figures at the time it brought together 8,500 professionals and more than 2,100 retail brands. Since 2025, it has run over two days, and in 2026 it falls on a Tuesday and a Wednesday.

The easiest plan is to arrive on the evening of Monday 2 November, so you can be at the Palais when the doors open on Tuesday, then leave on Wednesday evening or Thursday morning. Two nights are often enough, or three if you add site visits on the French Riviera. With such a short show, every meeting counts. It pays to stay somewhere you can walk back to between meetings to drop off documents or get changed, without taking a taxi.

How far is the hotel from the Palais des Festivals on foot?

It is a twelve-minute walk, 880 metres in total. The route is simple:

  • leave rue Teisseire and walk past place Gambetta and its covered market;

  • take rue Chabaud, then rue Hoche, as far as rue d’Antibes;

  • go down rue des Belges and rue Bivouac Napoléon towards place du Général-de-Gaulle;

  • follow the Croisette, which leads straight to the Palais.

We would rather give you the real figure than say “just a stone’s throw away”. That way you know exactly when to leave for a 9am meeting.

How do you get to the hotel by train, car or plane?

By train, it couldn’t be easier: Cannes train station is 420 metres from the hotel, a six-minute walk even with a suitcase.

By car, we have an agreement with the EFFIA car park at Cannes train station, at 8 place de la Gare, open 7 days a week. It costs 15 euros for one day, 25 euros for two days and 44 euros for three days. This is the best option for a two-day MAPIC.

By plane, Nice Côte d’Azur airport is 27 kilometres from the Palais.

You will find all the details of the parking offer on our offers and services page.

Which room should you choose for a trade show?

If you are travelling alone, the 11 m² comfort double room does the job. It has a double bed, air conditioning, free Wi-Fi and a fridge. If you need space to spread out plans or work in the evening, choose the superior room with balcony: it measures 13.5 m² and has a 160 cm bed.

For a team of two or three who prefer to stay together, our studios on rue Chabaud are a few dozen metres from the hotel and have a fully equipped kitchen. The two-bedroom apartment can house a small delegation under one roof. See all the photos in our gallery.

What is there around the hotel before and after the show?

Gambetta market is 90 metres away. It is covered and open every morning from Tuesday to Sunday. The hotel’s buffet breakfast is served from 7.30am to 10am, and can be arranged at another time on request if your first meeting is early.

Rue d’Antibes and its shops are on your way to the Palais. Forville market is a fifteen-minute walk away, if you want to show a client a different side of Cannes than a terrace on the Croisette. Our nearby page lists the best addresses in the neighbourhood.

Should you book early for MAPIC 2026?

Yes. A two-day show concentrates almost all arrivals on a single night, Monday, so that is the one to secure first. Book direct on our website or call us on +33 4 93 39 13 81. You will speak to the hotel’s own reception, not a call centre.

If you are coming as a group, tell us on your first call, as it is the best way to get rooms next to each other. For any specific question, email info@hotelcongresfestivals.com or use our contact page.

MAPIC returns to the Palais every year. We also cover ILTM, from 30 November to 3 December 2026, followed by MIPIM, from 15 to 19 March 2027. Find the full trade show calendar on our blog.
